Where agency websites lose sellers

A seller thinking of moving looks at two or three local agents before picking up the phone. Your website is often the first thing they judge you on.

  • No clear way to ask for a valuation

The form is three clicks deep, or it is a generic contact box. Sellers who were ready to ask leave instead.

  • Awkward on a phone

Most people look you up on their phone. Small text, slow photos and jumpy menus make an agency look careless.

  • It looks like everyone else

A portal-style template says nothing about your town, your team or why a seller should pick you.

Three agencies, before and after.

Made-up agencies, so you can see the kind of change I make without me showing anyone’s site without permission. Drag to compare, then open the new site and click around.

  1. Pellow & Thorne

    Sales agent, Guildford

    Before
A street photo and the line “Local estate agents in Guildford”. Nothing tells a seller what to do next.
    After
The headline speaks to sellers, and a three-step valuation request sits right under it.

  2. Corder & Vale

    Letting agent, Bristol

    Before
One page for everyone, with a table of listings that does not fit on a phone.
    After
Tenants and landlords each get their own pitch with one tap, and the area search filters homes as you go.

  3. Hollin & Marsh

    Country homes, the Chilterns

    Before
A small slideshow in a fixed-width box, and the houses listed as plain text links.
    After
The house fills the first screen, and every property gets room, a guide price and a brochure request.

How it works

  1. A 20-minute call

You tell me about the agency and what the current site gets wrong. I tell you what I would change.

  2. A fixed price, in writing

You get the price and what it covers before anything starts. No hourly billing.

  3. 50% to start

I build the site and send you progress to check as it comes together.

  4. Live in 14 days

You approve it, it goes live, and you pay the other 50%.

Mario Arapakis

You deal with me, start to finish.

Mario Arapakis Based in the Netherlands

I build websites for independent estate and letting agents. The person you speak to on the first call is the person building your site, and the person you call when something needs changing.

Questions agents ask

You are in the Netherlands. Does that matter?

Not in practice. Everything happens by video call and email, in English, and the site is built for a UK audience.

Why “from” £500?

£500 covers a standard agency site. If you need more pages or something unusual, you get a fixed quote on the call before you commit to anything.

Can you show my listings from Rightmove, Zoopla or my CRM?

It depends on your software. I will check what yours allows on the call, and I will not promise it until I know it works.

What happens after launch?

You can take the care plan at £49 a month for hosting, updates and small edits, or look after the site yourself.

Are the three sample sites real agencies?

No. Pellow & Thorne, Corder & Vale and Hollin & Marsh are made up, so I can show the kind of change I make without using anyone’s site without permission.
